What Is Title Insurance and Why Do You Need It?

"Title" is your legal right to own, use and sell your property. Before closing, Great American Title's team searches public records — deeds, court records, tax rolls and liens — to confirm the seller can legally transfer clean ownership to you. Unlike other insurance, you pay a one-time premium at closing and the protection lasts as long as you own the home.

  • Unpaid Liens

Contractor, tax or HOA liens attached to the property by a previous owner.

  • Errors in the Public Record

Misspelled names, wrong legal descriptions, or improperly recorded documents.

  • Ownership Disputes

Unknown heirs, missing signatures, or divorce-related claims from prior transfers.

  • Easements and Restrictions

Recorded rights that affect how you can use the property.

  3. 3
    Curative Work

Our team works with all parties to clear requirements — paying off liens, correcting record errors, and obtaining releases.

  4. 4
    Closing & Recording

At closing, the deed is signed and recorded with the county, officially transferring clean title to you.

  5. 5
    Policy Issuance

Your title insurance policy is issued after recording — protection that lasts as long as you own the property.

Frequently Asked Questions About Title Insurance in Arizona

01 How much does title insurance cost in Arizona?

Title insurance premiums in Arizona are one-time fees based on the property's purchase price (for an owner's policy) or loan amount (for a lender's policy), using rates filed with the state. Call any branch for an exact quote.

02 Is title insurance required?

A lender's policy is required by virtually every mortgage lender. An owner's policy is optional but strongly recommended — it's the only policy that protects your own equity.

03 What is a title commitment?

A title commitment is the report you receive early in escrow showing who owns the property, what liens or exceptions affect it, and what must be resolved before your policy can be issued. Your escrow officer will walk you through it and answer any questions.

04 What's the difference between an owner's policy and a lender's policy?

A lender's policy protects the lender for the loan amount and decreases as your loan is paid down; an owner's policy protects your equity for the full purchase price and lasts as long as you own the home. They are separate policies, and buyers are protected only if an owner's policy is issued.

05 What happens if a title problem is found?

Most issues — old liens, record errors, missing releases — are resolved by our curative team before closing. If a covered problem surfaces after closing, your title insurance policy responds, including the cost of defending your ownership.

06 How long does a title search take?

Our examiners begin the search as soon as escrow opens, and most residential searches are completed within the first several days — so any issues are identified and worked on immediately, not discovered at the closing table.
